A "superb" ring-fenced farm and farmhouse in mid Suffolk occupied by the same farmer for many years is being offered up for sale at £5.545million following the death of the owner.
Burts Farm at Drinkstone, near Stowmarket, is set in a secluded part of the county and comprises a period farmhouse, a range of farm building and 421 acres (170ha) of land.
Agents Clarke and Simpson said they expected a new owner would carry out a complete renovation of the farmhouse and are offering it as a whole or in up to four lots.
The first lot includes the farmhouse, buildings and 16 acres and is for sale with a guide price of £1.375m.
Then there are three lots of arable land plots - one of 158 acres with a guide of £1.625m, another of 199 acres at £2.05m, and a third of 48 acres at £495k.
The land has been farmed in hand to "an exceptionally high standard for many years" under a contract farm arrangement and the soil type is classified as "Ashley", said agents.
The Grade II Listed farmhouse is a "most attractive" traditional timber-frame, part-moated Suffolk property, said the agents, with heavily timbered walls under a pantile roof.
The property includes "a good range" of traditional and more modern buildings, Clarke and Simpson said, with "good scope" for alternative use on various farm buildings, subject to the necessary consents.
Clarke and Simpson partner Oliver Holloway said they were delighted to have been instructed in the sale of a property in "a very pleasant and secluded position between Bury St Edmunds and Stowmarket in Mid Suffolk".
"The property consists of an attractive period farmhouse, range of modern and traditional farm buildings and land extending in all to approximately 421 acres," he said.
“Lying close to the centre of the property is the farmstead at Burts Farm, which comprises the Grade II Listed farmhouse, yard and range of buildings and approximately 16 acres of land.
"It is anticipated that a purchaser would wish to undertake a complete renovation and refurbishment programme on the farmhouse.
“The farm is being sold following the death of the owner, who had owned the farm for many years.
“We have already seen some good activity in the land market early in 2024 and although there are some potential headwinds ahead, we are confident that Burts Farm is likely to appeal to a wide audience of potential purchasers either as a whole or in individual lots."
